In a builder floor, we have the same facilities which we have built and pay for each one of them. Major facilities like park, club, swimming pool etc. are not available in these floors. Whereas in a housing society apartment, the buyer gets many internal facilities like club, swimming pool, jogging track, park, gym, auditorium, temple etc.

The quality of construction is also better here. These flats are spread over a large area. There is better facility of sunlight and ventilation here. 2. Budget
If you want to buy a house, budget is the most important thing. You will be able to take your decision according to your budget. Generally the price of a builder floor depends on the area where it is built. A builder floor in Delhi can be purchased in the lower to mid-segment range between Rs 50 to 75 lakh. The price of 2 BHK builder floor in Noida is 25-30 lakhs. At the same time, in prime locations, their price becomes higher and one may have to spend up to several crores of rupees.
Now if we talk about society flats, there are many luxury or mid housing societies in Delhi-NCR. Their prices are sky high. The price of 2BHK flat in a good society has reached Rs. crores. In luxury societies, there are flats worth Rs 3 to 4 crores. Whereas if the area of the flat is three-four BHK then the prices increase.
3. Freedom to take decisions
In big housing societies, the society is handed over to the RWA after the builder. She takes care of everything from its maintenance to decision making. 5. Security and Brand

6. RERA law

RERA means Real Estate (Regulation and Development) Act 2016. RERA was created to regulate the hitherto unorganized and unregulated real estate sector of the country. The RERA Act of 2016 was enacted to address the concerns and grievances of real estate developers, home buyers, realty agents and others associated with the real estate sector. RERA laws are applicable in society flats but there are no provisions of RERA laws in builder floors.
