If you are building a house or thinking of building a house soon, then this news is for you. From now on, it has become necessary to take the consent of the neighbor before constructing a house. Actually, Gurugram Town and Country Planning Department has issued standards for constructing a four-storey house with stilt parking. On the basis of these standards issued by Additional Chief Secretary Arun Gupta, maps for the construction of new houses will now be approved. Also, now it is necessary to take the consent of the neighbor before constructing a house.

On July 2, the Haryana government had approved the construction of four-storey houses with stilts under certain conditions. Now, after the issuance of the standards, people wishing to build houses will be able to apply for approval of maps. The layout plan of those colonies or sectors has a provision for construction of three floors with stilt parking. If there is a 10 meter wide road there, then maps of four floors will be passed under the new standards.

What will happen if the neighbors do not agree?

The applicant will have to take a no objection certificate from the houses built on both sides and at the back. If the neighbors do not give the no objection certificate, then 1.8 meters of space will have to be left. If all three plots are vacant, then it is not necessary to take the certificate. Basement can be constructed only in plots of 250 square meters area or more. If the neighbors do not give consent, the basement cannot be constructed.

This is how you will get the approval for the Occupancy Certificate

Many four-storey buildings in Gurugram have been built after a ban. The Additional Chief Secretary has clarified the situation regarding this as well. Within 60 days of the issuance of the standard, an application for the Occupancy Certificate will have to be made under the building rules. The DTP office will inspect this building. During this, it will also be checked whether there is any violation of the map in this building. Whether any kind of construction or cut out has been stopped in the stilt parking.

After the application for the map, the spot will be inspected

The applicant will have to apply on the website to get the map approved. After this, an officer from the DTP office will inspect this plot. If everything is found to be correct in the investigation, the map application will be approved.

Renuka Singh, senior town planner of the Town and Country Planning Department, said, “The standards for four floors with stilt parking have been issued. According to this, maps will be issued for the construction of the house. Further approval and action will be taken accordingly.”
