DDA Identifies 14 Land Parcels for Transit-Oriented Development Housing in Delhi
Delhi Development Authority plans affordable housing on 3.6 lakh sqm across 14 plots near Metro corridors under TOD policy to curb migration to NCR cities.
Delhi Development Authority has identified 14 land parcels totaling over 3.6 lakh square meters for transit-oriented development housing projects. These affordable housing units aim to provide relief to middle-class families struggling with rising property prices in Delhi.

Delhi Development Authority (DDA) has identified 14 land parcels for transit-oriented development (TOD) housing projects near Metro corridors across the national capital. The initiative aims to boost affordable housing in Delhi and reduce migration to neighboring NCR cities including Noida, Ghaziabad and Gurugram.
Under the TOD policy, DDA has earmarked land parcels totaling more than 3.6 lakh square meters along Metro corridors encompassing Blue Line, Red Line, Green Line, Pink Line and Yellow Line routes. Key locations identified include Delhi Shahadara Garden, Jhilmil, Preet Vihar, Karkarduma, Mandavali/Fazalpur, Dwarka, Rohini, Madipur, Piragadhi and Rohatki Road.
The review meeting chaired by Uparajya Pal Taranjit Singh Sandhu recently discussed these land parcels and their development potential. DDA officials presented initial survey reports of available land near Metro stations and major public transport corridors. The authority has been directed to create an online portal for sharing information about these plots, which will also allow private developers to upload details of TOD projects.
Transit-oriented development involves constructing high-density housing, offices, retail spaces and public infrastructure around Metro stations. The plan focuses on developing areas within 500 meters of Metro corridors and transit hubs rather than expanding the city horizontally.
These housing projects will particularly benefit middle-class families, first-time homebuyers, working professionals and salary-based individuals who find it increasingly difficult to afford homes in Delhi due to rising property costs. The scheme addresses Delhi’s land scarcity, housing shortage and expensive real estate that has pushed many residents towards NCR cities.
Development is expected to concentrate in areas including Karkarduma and East Delhi due to improved Metro connectivity, Dwarka owing to airport access and wide roads, Rohini benefiting from Yellow Line connectivity, and Piragadhi alongside Outer Ring Road where mixed-use TOD projects could boost commercial activity.
The impact on Delhi’s real estate sector includes promoting affordable housing with 65% of units planned as compact homes suitable for working-class families and smaller households. Residents will benefit from reduced travel dependency, fuel savings, shorter commute times and freedom from daily traffic jams and parking hassles. Mixed development combining residential units, retail shops, offices, cafes, public spaces and community infrastructure at single locations will provide comprehensive amenities.
