Gurugram Flats on Reasonable rates: Lakhs of extra rupees will have to be paid for an affordable flat, this is the change

Affordable Housing Scheme: Ever since the Affordable Housing Scheme of the Government of Haryana has come, the dream of many people to own a house in an expensive city like Gurgaon is being fulfilled.

This scheme, which started in the year 2013, has given middle class people houses at very low prices in such posh areas, where only millionaires can dare to buy houses. This is the reason why this scheme has become very popular, but this time the Haryana government has given a big blow to those who want to buy affordable flats in Gurugram. CM Manohar Lal Khattar’s government has made major changes in Haryana’s Affordable Housing Scheme 2013 this month, due to which the prices of houses are going to increase.

In July 2023, the Haryana government has revised the prices in its Affordable Housing Scheme 2013 (Haryana Affordable Housing Scheme). Under Section 9-A of the Haryana Urban Area Development and Regulation Act, 1975, the amendment has been approved in the Affordable Housing Policy-2013 as amended from time to time. Due to this, there will be more burden on the pockets of those who take affordable flats ranging from One BHK to Two and Three BHK. After this amendment, people will now have to pay at least Rs 5-6 lakh extra to buy a two BHK or three BHK flat under the affordable scheme.

This change has happened in the scheme

Haryana government has recently revised the land rates by making changes in the Affordable Housing Scheme 2013. The government has increased the capping of the balcony area along with the carpet area of ​​the flat by 20 per cent. In this way, after the amendment, about 1000 rupees have been increased per square feet. The Haryana government has increased the carpet area by Rs 800 and balcony by Rs 200 per square feet. In such a situation, the price of carpet area has increased from 4200 to 5 thousand per square feet and that of balcony has increased from 1000 to 1200 rupees per square feet.

Flats will become so expensive now

After the changes in the Affordable Housing Scheme 2013, now the burden of lakhs of rupees will increase. Suppose a person used to buy a three BHK flat of 754 square feet including balcony and carpet area for about Rs 28 lakhs, now after the revised rate, he will have to pay extra up to Rs 5 lakh 60 thousand. In such a situation, now 33.5 lakh rupees will have to be paid for this flat. It is certain that the projects of affordable housing coming after July 2023 will become expensive.

These four cities will be affected

Changes in this scheme will affect the affordable houses to be built in Gurgaon, Faridabad, Panchkula and Pinjore-Kalka with hyper and hypopotential zones. On the other hand, the carpet area has been increased by Rs 700 per square foot in medium category cities of Haryana and Rs 600 square feet in low potential cities.
