20 crore will be given to 200 buyers of Ramprastha Society, Sector-37D, Gurugram, for getting flats late. The buyers along with the RWA of the society had filed a case in the National Consumer Forum (NCDRC) court in the year 2018.
The builder was ordered in his favor in September 2022 to pay the late fee for giving possession to the flat buyers, but the builder cited lack of money to make the payment. The RWA asked the builder for a flat of that much money. After this, the builder had registered eight flats of the society in the name of RWA in the month of May-June. These flats range from two to four bedrooms. Now the RWA will sell these flats and return the money to the buyers.
Case filed in NCDRC in the year 2018: 200 home buyers filed a case in the NCDRC court in the year 2015 through Ramprastha City RWA against the builder Ramprastha Promoters & Developers Pvt Ltd for Sector-37D project. The buyers alleged that the possession of the flat was to be given in the year 2012, but the builder gave the possession in the year 2018.
Money was demanded in lieu of giving the flat five years late. The court gave a decision in his favor in September 2022. After this decision, when the RWA approached the builder for the payment, the builder told the RWA that he did not have cash to pay the late fee.
The builder created all kinds of pressure : Pressurized to pay the RDWA late fee amount. The builder kept trying to pursue the matter in court. From the buyers to the RWA, pressure was created in every way. Even the registry of 200 buyers was not done, but the buyers were not ready to bow down to take back the money from the builder.
Will get a fee of 5 to 20 lakhs
Flat buyer Gaurav Handa said that initially he could not believe it. Now all the flats have been registered. We have also taken possession, then realized that this is a dream come true. We got justice belatedly. Buyers who had booked flats will get a late fee of Rs 5 to 20 lakh depending on their flat size.

The buyer Atanu Bhattacharya said that he got the possession of his flat in the year 2018. Now late fee of about 8 lakhs is being received. It’s a win for all. All this happened because we did not give up and continued to fight against the builder for justice. We adopted a positive approach under the leadership of the association.
Amount will be given to all
Society’s RWA president Pradeep Rahi said that he never wanted the builder to go to jail. hinder the progress of the project. The builder told the court during the hearing that he did not have cash to pay more than Rs 20 crore to the home buyers. The builder has registered eight flats worth Rs 20 crore in the name of the association. Pradeep Rahi said that a plan has been made to distribute the money to all the members by selling the flats in the market at a higher price.
Ramprastha City is built on 450 acres
Ramprastha City has been developed by the builder on 450 acres of land in Sector-37D. This project was started in the year 2008-09. It has more than 35 towers. It has 13 to 21 storeys. The buyers of these towers were to be given possession in the year 2012, but due to the slow pace of the project, the possession was given in the year 2018.
